My first step is to present a detailed comparative market analysis. We will look at the Ottawa market and trends in the local economy. From here will we will focus on your neighbourhood and will look at all recent sales, and all current and expired or cancelled listings, (homes that came to market and did not sell). STAGING YOUR HOME

Having your house properly staged and ready to sell is crucial. Research has shown that staged homes can sell for up to 9% more than non-staged homes. Staging helps buyers become emotionally invested in your home—basically they get the “right” feeling about the house. Once this happens price becomes much less of a concern. Depending on the condition of your home this process can take a few days or a few weeks. My stager and I will work closely with you throughout this process. PROFESSIONAL PHOTOGRAPHS

Once your home is at its very best, I will ensure we have great pictures for the MLS®. I have a professional photographer for this step. Most buyers are very picky about the houses they choose to see. If we don’t have great pictures we will lose out on showings. It amazes me that there are still listings on the MLS® with poor pictures and in many cases no pictures. The good news is that you will have a leg up on the competition. FEEDBACK ON SHOWINGS

ll showings are co-ordinated through my office. Your listing will be set up in a Home Feedback system. Each showing agent is asked to provide feedback after they’ve shown a client through your home. This system will allow us to track the showings and you will be able to sign onto it and see the feedback for yourself. This will help us to stay on top of the market.

PROFESSIONAL BROCHURES

Buyers will have professionally printed feature sheets to take home with them. These brochures will highlight all of the home’s features, display pictures, neighbourhood amenities, schools, and everything else that will be helpful to a potential buyer.
