Buying a home is an exciting time for anyone. Whether it’s your first home, your dream home, or something in between, it is always a big event in your life. For most, it represents the largest financial purchase and investment you will make and, like any other investment, it is important to have a professional guide you through the process.

A good Realtor® will help eliminate risk, save you time and money, and most importantly will prepare and negotiate a great deal for you.

I would very much like to be this Realtor® when the time comes for you to purchase a home.

My advice to buyers is to find someone you feel comfortable with, who will work in your best interests and who will find you the right house for the right price (often before it is advertised on any public site).  My goal is always to ensure a smooth and stress-free experience and a trouble-free closing. The best part of using my services is that it doesn’t cost you anything – the Seller pays the real estate commissions.

STEPS IN THE HOME-BUYING PROCESS:

1.       THE INITIAL CONSULTATION: It is important that I have a crystal clear picture of your needs and wants, your preferred areas or neighbourhoods, amenities that are high on your priority list and your budget before we start the search for your next home. We will discuss financials, including all costs, the offer process, multiple bid situations, representation, and everything else you need to know about the buying process.  My past clients have often remarked that this step has taken the worry out of buying a house.

2.       LISTING ALERT SYSTEM: I will set you up on an automated new listing alert system that sends email notification and property details for any new listing that matches your criteria – as they get listed and usually 24hrs before they appear on the public site. I will also get you set up with your own personalized webpage so you can keep all of your property matches in one place. It is like your own personal MLS® system. I have no doubt you will review and compare them often.

3.       VIEWING HOMES: When you are notified of a house you would like to know more about – and see – I will arrange appointments, pick you up or meet you there (your choice) and I will come prepared with “comparables” – other sales in the area – to help with the process of assessing the value of the listing.  I always try to arrange several viewings in one outing to minimize the impact on your time.  Too many viewings in one outing though, can lead to confusion.

4.       PREFERRED PROFESSIONALS: I have a great team of service providers that are at the top of their respective fields including home inspectors, mortgage brokers, insurance agents, lawyers, and many others that will be happy to offer their service or advice to my clients.

5.       PREPARING AN OFFER:  Together we will develop an offer strategy based on previous sales, market conditions, and your individual needs.   We will have conditions and provisions in the offer to protect you. I will also guide you through your legal obligations and ensure all timelines are being met.

6.       NEGOTIATIONS:  I will present the offer to the seller or other agent. I will work out and negotiate the best price and terms I can for my client. It is imperative to have someone negotiating and looking out for your best interests – especially if we are in a multiple bid situation.

7.       FULFILLING CONDITIONS: Once we get the offer accepted we carry out our “due diligence” on the house.  If everything is in order I will prepare the waiver to release the conditions in the offer.

8.       CLOSING: I will work closely with your lawyer’s office and make sure everyone has what they need to ensure a successful closing. This will also include a last visit to the property to make sure it is in the same condition as it was when we signed the agreement.  I will also send you a checklist on everything that needs to be done leading up to closing.

9.       AFTER SALE SERVICE: I think this may be where I stand out from the others.  To me, this is as important as any other step. I will continue to be a resource for you long after you purchase.  My past clients often rely on me for home equity reports, neighbourhood sales, and recommendations for home service providers – roofers, painters, plumbers, etc.  I am always happy to help and I enjoy staying in contact.
